Flooring is one of the biggest recurring costs in a rental property — but it doesn't have to be. Most of the flooring we replace in rentals failed early because it was the wrong product, not because tenants were careless. Here's the specification that lasts.
Think in tenancies, not years
A rental floor's life is measured in check-outs. The goal is a floor that photographs well for the next listing after a clean — not one that needs replacing every change of tenant. Mid-weight, hard-wearing products in forgiving colours outlast premium delicate ones every time.
Room by room
Bedrooms and living rooms: a hard-wearing twist pile carpet in a mid-tone neutral. Dark enough to forgive marks, light enough to photograph well. Paired with a decent underlay it will take several tenancies.
Kitchens and bathrooms: vinyl or LVT, always. Waterproof, mop-clean and resilient. Never carpet, and be cautious with laminate — one leaking washing machine can write it off.
Hallways and stairs: the highest-traffic area in the property. Heavy-duty twist carpet or LVT; this is not the place to save money.
Colour and consistency
Pick one carpet and one hard floor and use them throughout the property — and ideally across your whole portfolio. Repairs become straightforward, part-replacements match, and your properties develop a consistent, professional look.
